How long must 800,000 baht be in the bank for a retirement visa?
Bangkok Immigration's published criteria for a retirement extension set three money rules:
- Before you file: at least 800,000 THB in a Thai bank account for 2 months.
- After approval: the 800,000 THB stays in the account for 3 months.
- For the rest of the year: the balance must not fall below 400,000 THB.
These rules apply to the in-country one-year extension based on retirement. The thresholds and their sources are on the retirement visa rules page.
Forum threads often say you must keep 800,000 THB all year. That is not what the published criteria say. Some offices do apply stricter local practice, and some agencies advise 3 months before filing to be safe. If your office says something different, follow your office.
800k seasoning timeline, month by month
Count from the day you plan to file your extension (Month 0).
| When | What to do | Balance |
|---|---|---|
| Month -2 or earlier | Deposit 800,000 THB into a Thai savings account in your own name | 800,000 THB or more |
| Month -2 to Month 0 | Do not withdraw. Keep the bank book entries clean so the 2 months are easy to see | 800,000 THB or more |
| Month 0 (filing day) | Update your bank book on the day. Bring a recent bank letter confirming the balance | 800,000 THB or more |
| Month 0 to Month +3 | Extension approved. Leave the money untouched for 3 months after approval | 800,000 THB or more |
| Month +3 to Month +10 | You may spend part of it | Never below 400,000 THB |
| Month +10 | Top back up for next year's filing | 800,000 THB or more |
| Month +12 | File the next one-year extension and repeat | 800,000 THB or more |
Ask your office which date the 3 months count from. Some count from the approval date written in your passport.
What bank documents does immigration want?
Most offices ask for two things on filing day:
- Your bank book (passbook), updated on the day. Many people make a small transaction or update at the branch that morning, so the last line shows the current balance.
- A bank letter confirming the account and balance. Guides differ on how recent it must be. Some offices want it dated within about 7 days, others want it issued the same day. Ask your office in advance.
Bring copies of every page showing the last few months of entries. Offices publish their own document lists, for example Samut Prakan Immigration, so check yours. Expect to bring your passport, a TM.7 form, a photo, the bank documents and your TM30 proof of address.
How does the combination method work?
If you have some savings and some income, you can combine them. The total of your Thai bank deposit and your annual income must reach at least 800,000 THB.
| Part | Example |
|---|---|
| Thai bank deposit | 400,000 THB |
| Monthly income | 35,000 THB x 12 = 420,000 THB |
| Total | 820,000 THB, which passes |
The deposit part is usually expected to meet the same "held before filing" rule as the full deposit. The income part needs proof. Some embassies issue an income letter. Others no longer do, and offices then look at evidence such as monthly foreign transfers into your Thai account. Practice varies by nationality and office, so check before you rely on it.
The pure income route is 65,000 THB a month, with no deposit needed.
Do the same bank rules apply to the O-A and marriage visas?
Not exactly. The seasoning timeline above is for the in-country retirement extension.
| Route | Money test | Holding rule |
|---|---|---|
| Retirement extension (Non-O) | 800,000 THB, 65,000 THB a month, or combination | 2 months before, 3 months after, 400,000 THB floor |
| O-A applied abroad | 800,000 THB, 65,000 THB a month, or combination | Set by the embassy, usually shown on a home bank statement |
| Marriage extension | 400,000 THB, or 40,000 THB a month | 400,000 THB held at least 2 months before filing; some offices ask for 3 months at renewals |
If you are over 50 and married to a Thai, the marriage visa needs half the deposit, but adds an interview and more paperwork. Once you extend in Thailand on an O-A basis, the yearly extension uses the same 800,000 THB criteria, plus insurance. See Non-O vs O-A.
What are the most common 800k mistakes?
- Moving the money too late. If the deposit is less than 2 months old on filing day, the file can be refused.
- Withdrawing in the 3 months after approval. A dip below 800,000 THB in that window breaks the rule, and offices can see it at your next renewal.
- Dropping below 400,000 THB. Offices can see your full bank history at renewal.
- Using a foreign bank or a joint account without asking. The rules refer to a Thai bank account, and offices differ on joint accounts.
- Forgetting to update the bank book on the day. An old last entry does not prove today's balance.
- Paying an agent to "cover" the money. Agencies that supply or fake bank documents expose you to refusal and criminal charges. See Thai visa agent scams.
- Converting too late. Since 15 September 2026, many visitors get only 30 days visa-exempt. That is not enough time to season a new deposit. Plan the 2 months before you arrive, or use the O-A route from home.

Questions people ask
Do I have to keep 800,000 baht in the bank all year?
Not under the published Bangkok Immigration criteria. You keep 800,000 THB for 2 months before filing and 3 months after approval, then not below 400,000 THB. Some offices are stricter in practice, so ask yours.
Can I use a fixed deposit account for the 800,000 baht?
Many people use a savings account because the bank book shows the balance history clearly. Offices differ on fixed deposit accounts. Ask your office and your bank before you lock the money in.
Does the 800k have to be seasoned for the first application?
For the in-country one-year extension, yes: the 2-month rule applies each time you file. If you apply for an O-A visa abroad instead, the embassy sets its own bank statement rules.
Can I combine a pension and savings for the retirement visa?
Yes. Your Thai bank deposit plus 12 months of income must total at least 800,000 THB. You must prove the income, and accepted proof varies by embassy and immigration office.
What happens if my balance drops below 400,000 baht?
Immigration can see the drop when it checks your bank book at the next renewal, and it can refuse the extension. Keep a margin above 400,000 THB so fees or exchange moves do not push you under.
